New residential zones in Melbourne’s east

The City of Glen Eira is the first council to implement Victoria’s new and reformed residential zones.

Victoria’s new and reformed residential zones will be applied for the first time in the City of Glen Eira which encompasses part or all of Bentleigh, Bentleigh East, Caulfield, Elsternwick, Carnegie, Ormond and McKinnon.

The Neighborhood Residential Zone will apply to nearly 80% of residential zoned land in the City of Glen Eira. These areas will be protected from apartment and unit style development with a maximum of only two homes permitted per lot with a two storey (eight metre) height limit.

The Residential Growth Zone will be applied in areas immediately surrounding Elsternwick, Carnegie and Bentleigh shopping centres. In this zone, 3-4 storey low rise apartments will be preferred.

The General Residential Zone will be applied in and around the less busy shopping areas of Glenhuntly, McKinnon, Murrumbeena and housing lots abutting tram lines. In this mixed zone, detached homes, low rise unit and townhouse style development will be the expected outcome.

The spatial implementation of the zones has been subject to a comprehensive housing strategy with ongoing community consultation.
