UDP Annual Report 2009
The 2009 Urban Development Program Annual Report provides an updated analysis of supply and demand for residential and industrial land across metropolitan Melbourne and the Geelong Region. The report draws on information and feedback from a wide range of sources, including State and Local Government, the housing and land development industries, infrastructure and service providers, industry associations, and development consultants and strategists.
The Urban Development Program (UDP) has an annual cycle and is now in its seventh year of operation. One of the primary objectives of the UDP is to provide accurate and up-to-date information to assist the Victorian Government, local councils, infrastructure and service providers and the development industry in making informed decisions to help ensure an ongoing provision of land and supporting infrastructure for future residential and industrial requirements.
Highlights include:
-
201,071 potential lots on residential broad hectare land across Melbourne and Geelong.
-
1,419 redevelopment projects yielding an estimated 106,940 dwellings.
-
The past 2 years have seen a recovery from the marked decline in activity during 2006-2007. This decline was due to high levels of residential subdivision, particularly during 2002-2004, resulting in an ‘oversupply’ of vacant retail lots and a subsequent slowdown in land construction.
-
During 2009, consumption of industrial land decreased by approximately a third to 225 hectares. This decline is coming off a very high level of consumption in 2008 of 339 hectares.
