Context
This complex is part of the new wave of apartment buildings along the revitalised Geelong waterfront. Located between the Geelong CBD and Eastern Beach, it enjoys prime sea views with commercial options at street level.
Challenge
As a local pioneer, the project attempted to set a design benchmark and establish a new market, both in waterfront retail and high-end, high density residential development.
Response
Following initial planning permit issues, the reduced seven-storey building opted for a low podium to define the street frontage and a small tower containing larger apartments to one side. The hospitality focussed retail at ground level successfully activates the promenade. The project as a whole employs quality materials and careful attention to detail as evidenced by the copper and timber trim and the rooftop landscaping.
Lessons
Apartment living in regional cities is likely to gain in popularity as it has in Melbourne and it is important that early contenders set a high standard.
